Home Inspection Contingency Information
The market is tight, the competition is furious, and you are considering
waiving the inspection contingency because you do not want to loose this
house.
This is extremely risky and exposes you to possible large unexpected
expenses when you can least afford them.
We offer the following possible solutions to this dilemma:
• An Information only inspection. This inspection gives you the
information to make an informed go/no-go decision. The inspection is the
same one we always do, but you use the information differently. Rather
than possibly asking the seller to fix items, you take the house AS-IS,
or walk away.
• A pre-offer inspection. Similar to above, but the inspection is done
BEFORE an offer is made.
• A final walkthrough inspection. In Maryland, “All electrical, heating,
air conditioning (if any), plumbing (including well and septic), and any
other mechanical systems and related equipment, appliances and smoke
detector(s) included in this Contract shall be in working condition” and
issues concerning these can be brought to the table at closing. A very brief, verbal only,
inspection can be performed at the final walkthrough. It is not nearly
as detailed or as through as our full inspection, costs less, looks at
less but gives you a chance to have another set of (trained) eyes look at the
house one last time.
An inspection provides you the information to make an informed decision.
We may only find a few cosmetic issues, or we may find indicators of
Major looming expenses. With the rising cost of repairs, do you want to
risk having unexpected costly repairs, or would you want to know so you
could budget for them?
