How much will my inspection cost?
There are a million reasons why "one size fits most" pricing doesn't work. I will give you a few at the bottom.
On the GUIDELINES section you will find some pricing guidelines. That is all they are, guidelines. If someone asks for a price on a townhouse and can't tell us any more about the house for any number or reasons we give them the guideline prices.
We tend to start at the guideline prices and may work down depending on circumstances. I don't do "quickie" inspections.
Before clicking on the next tab, please remember that those prices are for a ASHI certified Maryland State inspection done by an Independent inspector with no ties to any Realtor, builder, remodeler, Inspection franchise or other contractor. I tend to be fussier, more detailed, and take more time than many other inspectors.

What can affect how long it takes to do an inspection and thus its pricing:
House Age, House Size, Construction type, number of renovations, Number of Heating/Cooling zones, type of heating system(s), Electric service type, Attic size and accessibility, basement size and accessibility, existence of crawlspaces and their accessibility, number of garages and garage door openers, number of kitchens, number of bathrooms, number of electrical panels, location, date of inspection, New construction, Previous inspections, Pre-listing inspection, pre-drywall inspection, previous client, Active Military discount, public service discount.
Discounts:
I give discounts to Active military personel, Police, Fire and Rescue Personel and Teachers. (show up in uniform, have a badge or an ID please)
Payment
Payment is due at the time of inspection. We accept cash, checks, American Express, MasterCard or Visa. We cannot offer terms, escrow or accept 3rd party checks
