Pricing Guidelines

The following are Pricing guidelines for a typical house in each class. Please call us for an exact quote and or inspection availability.

Since every home is different, relying on a standard price list could be misleading. Please call, email or fill out our custom quote form for your home inspection.

As a courtesy, we provide the following GUIDELINE pricing.

Condos/Studio/Garden Apt/Condo- (<1,200 sq .ft. no exterior or roof) $250
Condos up to 2,500 sq.ft  $299
Town Houses and condos up to 3,000 sq. ft. $350
Pre-Drywall up to 2,500 sq.ft $250
Each additional ~2,500 sq.ft (rough, conditions can alter thresholds) $100
Pre-listing consultations $125/hour with a 2 hr min.
Home Check-Up $299 for up to 4 bathrooms/1 Kitchen/2 heating systems
NEW Construction Final (Includes Fit-n-Finish inspection) Start at 1/10 th of 1% of the sale price. May be adjusted down.
Single Family homes and Condos and Townhouses over 3,000 sq .ft. Start at 1/10 th of 1% of the sale price and go DOWN to a minimum
of $175/1,000 sq .ft. ($350 min) depending on the location and other issues.
Homes over $1.5M or 8,000 sq .ft. Please call for a specific quote
Thermal Imaging $125/hour with a 2 hr min. (Not part of traditional inspections!)

Radon (done by 3rd party)

Only offered with a Home Inspection.

$185 In Frederick, Howard or Carroll counties

Well Water tests as part of a Home inspection (Basic Bac/Chem.)

  • Termite – to protect my clients I recommend going with a company that can issue a renewable warranty and treat if necessary.
    Your realtor will have names of companies they have used in the past. There is no conflict here.
  • Septic – Currently it is required to locate the tank and visually inspect the interior and certify it. This requires opening the lid and pumping out the tank. Your realtor will have names of companies they have used in the past. There is no conflict here. “Dye Tests” are of no practical use and will only indicate when the field has already been saturated and is percolating to the surface.

A professional home inspection can save you the cost of an injury or a repair call. It costs a fraction of the value of your home and provides peace of mind by uncovering potential surprises, problems and issues. Your home is the largest single investment you are likely to make; trying to save a few dollars by getting the cheapest home inspection you can could end up costing you much more than you bargained for.

There are companies which offer less expensive home inspections. However, we feel they do not provide the thoroughness and attention to detail that we do. We take our time (usually a bit more than an hour per 1000 square feet) and provide a detailed, comprehensive report that includes the booklet version of "How to Operate Your Home" (a $12.95 value), along with informative brochures specific to your home, all neatly contained in a 3-ring binder. Few companies offer this much as part of their standard package.

I also offer follow up re-inspections at little or no cost. If I can verify that repairs have been made without tools in less than 45 min, most re-inspections are free. For others there is a minimal trip charge.

Full Inspection Report

When you call or write we will need the location of the home, the age of the home, the type of roof, number of bedrooms, baths and, if there is a basement, whether it is finished. We will also need the current asking price. (If the home is not currently on the market, we will use current tax assessment records to determine value). Please let us know if there are crawl spaces, multiple attics, wells or septic systems as well.

Bob is also available on an hourly basis for consultations or partial inspections, such as inspecting a newly-remodeled area prior to the final payment to the contractor. For inspections outside Montgomery and Frederick Counties, MD, there may also be a travel charge.

Payment

Payment is due at the time of inspection. We accept cash, checks, American Express, MasterCard or Visa. We cannot offer terms, escrow or accept 3rd party checks
