Why Choose Inspections by Bob for your New Home Inspection?
Bob and Welmoed understand the excitement that comes with purchasing a new home. Our job as home inspectors is to answer all of the questions that you might have along with many more that you may never have even thought about asking. Learn more about how our home inspections both answer your questions and arm you with the knowledge to negotiate the best price for your new home.
Questions you may have About Your new home:
“What is the Overall Condition of the Exterior Structure?”
To answer this question, we will thoroughly examine the foundation, siding, gutters and roof, as well as the general condition of the property. We will inspect the doors and windows, as well as any other penetrations such as vents, exhausts and utility supplies (electric, telephone, cable TV, gas, etc.). In addition to the building itself, we will look at the property surrounding the house, checking for proper drainage, grading and the condition of any retaining walls.
“Are there Rodent or Insect Problems?”
As we focus on the exterior of the home, we will carefully examine it for gaps that could allow insects or rodents to enter the home.
“Do all of the Outlets Work?”
Once we move inside the home, we will proceed from room to room, examining every feature of the home. We will check outlets, switches, fixtures, interior doors, railings, and stairs.
“Are there any Plumbing Issues that we will have to Worry About?”
We example bathrooms carefully, as plumbing issues can result in costly repairs. In every bathroom, we will check the toilets, sinks, tubs, showers and ventilation systems.
“How old are the Furnace and A/C and do they work?”
We will carefully inspect the heating and cooling systems, and the electrical system. Our goal is to provide you with the approximate age of the systems, if they have been taken care of properly, the efficiency, and whether or not they are in need of repair. We will examine all appliances for condition and notify you if they are nearing the end of their effective lifespans.
“How Energy Efficient is this home?”
Our home inspector will also be looking for issues that could affect the energy usage of the home, as well as comfort issues. Home inspectors are not energy auditors, but will use our experience to analyze the major factors. We will take note of issues such as:
- Insufficient or improperly installed insulation
- Gaps around window frames and sashes
- Gaps around door frames
- Any other sources of air leaks
“Are there any Surprises that I can’t see?”
We will go into the unfinished spaces of the home, such as crawl spaces and attics, and check them for any problems – these are areas that you may not have even realized existed. While we are checking the inside spaces, we will note whether any outside conditions could have affected the interior (such as staining or dampness in the basement, which could be related to exterior drainage issues). While we can’t poke holes in walls and to see inside them, decades of experience allows us to connect the dots on what we CAN see.
“What will all of These repairs cost?”
We are qualified Home Inspectors who know the ins-and-outs of providing you an accurate inspection, and we believe that to best answer this question you should speak with the professionals that have experience performing the specific repairs. Repairs can be done cheaply or expensively, and it is in your best interest to speak with a professional to obtain a repair quote.
