           Buying a home is a common occurrence, but you might be surprised to learn that home ownership in the United States is a fairly new development. Real estate was passed down through families for generations, rather than changing hands. Owners typically had a pretty good grasp of the condition of their properties, thanks to stewards and other staff.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Once mortgages became easier to obtain and more people started to buy homes, it wasn’t as easy to keep track of a home’s condition. Buyers had no easy way of knowing what shape a house was in, unless they had construction or engineering experience. It wasn’t until the late 1930s that the concept of a home inspection emerged. It took decades for the demand to grow, and in 1976, the American Society of Home Inspectors (ASHI) was formed, creating the first Standards of Practice and Code of Ethics for the profession.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Still, lenders didn’t require an inspection for a traditional mortgage. Loans that were insured by the Federal Housing Administration (FHA), though, did require certifications of the condition of the plumbing, heating, electrical, and roofing systems, as well as termite inspections. Rather than hiring separate contractors to do the individual inspections, real estate agents realized they could save themselves a lot of time and trouble by hiring home inspectors to do the work.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Although inspections are no longer required for FHA loans, they are still strongly recommended. Today, nearly 80% of home purchases include a home inspection. This number does fluctuate with the market; during the 2006-2007 real estate bubble, many buyers waived the home inspection clause in their purchase contracts to make their offers more attractive to sellers, and this same trend is happening in the 2021-2022 market. As a result, many buyers are discovering significant issues in their newly-purchased homes, which could have been avoided if they had insisted on a home inspection.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           Regulations require Maryland home inspectors to take at least 15 hours of continuing education per year. But did you know that the rules only require a Certificate of Attendance? In other words, an inspector can show up for a class, sleep through the whole thing, and still receive credit. It’s possible for an inspector to “earn” all the continuing education credits they need but not learn anything new.

Since she started teaching, she has helped more than 100 students get started on their new career paths.            but then you see the incorrectly and incompletely removed material…

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Time to go get the P100 respirator out ( respirator is a device designed to protect the wearer from inhaling hazardous air ) as I have another 45+ min of inspecting to do in the cellar… (the cellar was a train wreck of issues)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Met the remediation contractor there today, and they agreed, everything (every box, appliance, toy, lamp, cord, jar, chair, etc…) in the cellar SHOULD to be decontaminated as it is taken out, and no one should be in that area without a mask.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           But that is the sellers problem, my client is buying it “As-Is,” so they get to deal with the Asbestos, Knob-n-tube, termites and more… but the cellar should be empty when they get it to turn over to the (multiple) remediators…
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           PS… improperly/incompletely remediated is dangerous because they likely spread fibers everywhere when they were taking (most of it) down. The tufts and pieces were on pipes everywhere waiting to be bumped or vibrated off by trucks driving by or just heavy footed people upstairs. The remediators were just shaking their heads as they went through…

           Buying a home is expensive, and not all of the costs are included in the listing price. With such a large amount of money at stake, it should be no surprise that there are extra expenses involved, and getting a Home Inspection is just one of them. Buyers can also expect to pay for expert evaluations (such as chimney or septic inspections), appraisals, title searches, and various other fees that will typically fall under the umbrella of “closing costs.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           All of these fees can vary widely depending upon your location, the type of property, listing price, and more. While it might be tempting to forgo one or more of the “optional” services, you could run the risk of facing costly repairs after closing to remediate issues that would have come to light during your due diligence period.

           An important thing to remember is that price should not be the only factor when choosing a home inspector. You should look at experience, professional affiliations, online reviews and testimonials, and a sample report. An inspector who is dedicated to professional excellence will have all of these readily available on their website. If you find an inspector whose price is considerably lower than other quotes you have received, you should ask yourself what they are sacrificing to offer such a low price.

The conditions we find could require some low-cost repairs (such as caulking around a plumbing fixture), but sometimes they can involve quite a bit of money.

           Most home buyers know that getting a home inspection should be part of the process. But they don’t know why it’s so important to have a trained and unbiased review of the home and its components and systems.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;

           Meet Adam and Abby.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our fictitious couple is excited to buy their first home. They’ve been looking for a while, as it’s a hot market and houses go under contract quickly. They’re currently renting an apartment, and hoped to buy property nearby since they like the area. One day, their agent shows them a house that would be just perfect for their needs, appears to be in good shape, but is bumping up against the maximum of their borrowing power
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           From here, there are two possible scenarios.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Scenario 1: No Home Inspection
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Because of the hot market, Adam and Abby’s agent suggests they waive their inspection clause to make their offer more attractive to the seller, and the couple agrees
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           That works, and the rest of the process goes smoothly to closing. Now let’s fast-forward a few weeks. Abby wakes up to Adam shrieking from the shower, “There’s no hot water!” They go down to the basement and find the water heater, but can’t figure out what’s wrong with it, since they have never been responsible for maintenance in their apartment. And now there’s no Super to call. They have no idea what to do, and start contacting friends who own houses for ideas. One recommends a plumber, who comes out the next day to take a look.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “This water heater’s more than 25 years old,” he tells them. “It was just old age. You’ll need to replace it.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “We had no idea it was that old,” Abby says. “How much does that cost?”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “Typically around $1,200, depending on the type and size.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Abby looks at Adam. “Wow, that’s a lot. We’ll have to put off getting new tires for a bit.” They give the plumber the go-ahead, and chalk it up to bad luck.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A few months later, they notice what looks like a water stain on the bedroom ceiling.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Adam finds the attic access, but it’s a scuttle, not a pull-down stair, and they don’t have a ladder yet. More calls to friends, for a roofer this time. When the roofer comes down from checking the shingles, he tells the couple, “The roof is well past the end of its life, and needs to be replaced. It’s also two layers, which will make the job more expensive due to the disposal cost. Didn’t your inspector tell you any of this?”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Adam looks at Abby in shock. “Well,” he stammers, “we… we didn’t have a home inspection.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The roofer shakes his head. “Too bad. The replacement is probably going to cost between $8,000 to $10,000.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Let’s draw the curtain on this sad scene, and go back to that fateful decision point when they were preparing their offer.

&lt;/div&gt;&#xD;

    &lt;span&gt;&#xD;
      
           You Don’t Know What You Don’t Know
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In this hypothetical story, spending around $500 on a thorough home inspection saved Adam and Abby thousands of dollars, and also saved them from a lot of unpleasant surprises. Don’t leave your home purchase to chance. Get a home inspection.
